A Sustainable Mixed-Use Development Proposal
Mumbai
An urban oasis in a rather concrete backdrop of the city of dreams, Mumbai is the upcoming project by Talati and Partners with a sprawling presence of over 2,50,000 square meters amidst the city’s financial district. This development revolves around a mixed-use program with abundant sky gardens, cascading greens, office spaces, premium F&B and public spaces across 3-premium towers.
Biophilia in an Urban Jungle
Biophilic design is known to improvise the well-being of the inhabitants of a space. It reconnects the user to nature. When biophilia is practiced in a robust workplace environment it benefits the streamlined 9 to 5 culture with a breath of fresh air (quite literally). In addition to Biophilia’s human-centered qualities, it has the potential to filter air, noise, and sunlight for a breezy, productive, and optimized design.
So when we were approached to design a mixed-use development in the heart of the city, the route to biophilia was an instant decision. This being a proposal for an Ala-premium grade structure the core themes revolve around spaces that cater to work, play, and leisure; all under the same roof.

The Form Factor
Rather than having sharp 90 degrees, the design explores an intrinsic form with chamfered edges and seamless undulations to open up the peripheral vision for the inhabitants. It is a byproduct of function and the internal program with an emphasis on openness within the site lines.
Moreover, the design attempts to resolve the urban heat effect through its calculated orientation and cascading greens that act as breezy barriers. There are open-air balconies that create a vertical forest to accommodate trees for a tranquil environment.
Owning to the civil aviation standards each tower is set at 110 meters across varying scales.

The design involves seamless undulations and the incorporation of staggering urban terraces to create a form that promotes healthier work environments.

Issues like the urban heat island effect heavily affect the urban cities in India, and this inspired a design that attempted to negate it within its premises.

The design aims at acquiring the IGBC platinum standard certification which includes elements like energy efficiency, water management, landscape, waste management, and more.

This commercial mixed-use building has 3 towers spread across 2,55,000 square meters. Parking areas extend over 3 basements and 5 podium levels. The ground floor also includes F&B outlets, while the plaza level consists of exclusive facilities like a clubhouse with dedicated guest rooms, food courts, and more.

The design promotes clear boundaries through detailed circulation for commercial and leisure-based activities. Shuttle lifts and separate lobbies are used for transit for leisure activities to avoid the 9 to 5 traffic from office lobbies.
The club level has a swimming pool, spa, salon, business center, and other upcoming entertainment amenities on one side and offices on the other. A constant element in all these floors is the extensive green terraces in a staggered pattern.

Reinforcing Biophilia and not just the Concrete
Solar energy can share the electrical load consumption of space especially if the space is as colossal as an office. With sustainability taking influential precedence in the design process, energy alternatives like solar are explored and integrated as a part of the form. In terms of materials, the facade is built using sandwiched DGL Glass panels.
As buildings take over the landscapes of cities, we see a considerable reduction in greenery. Conscious use of form, material, and design elements like the staggered terrace, and solar paneled facades reinforce biophilic design ideas. This expansive mixed-use proposal focuses on creating a benchmark for future sustainable development within the city.
