Spanning up to 220 feet, the central atrium introduces planters that flow from the top level. Its expansive design opens up the space to a natural environment, inviting natural light and ventilation. The ground floor includes 2 double-height premium showrooms of automobile and furniture brands. The atrium breaks conventional norms of commercial architecture by introducing nature at every point. Spanning up to 220 feet, the central atrium introduces planters that flow from the top level. Its expansive design opens up the space to a natural environment, inviting natural light and ventilation. Whereas, air vents at the top keep the indoor climate cool and breezy.
Spatial planning introduces a varied range of possibilities, which can be divided into smaller grids. The plan is divided into two wings – roadside (towards Dr Annie Beasant Road) and seaside (scenic views of the Arabian sea). This bifurcates into four parts and the latter into five to create over nine spacious workspaces for each floor along with the provision of washrooms for each unit. Apart from this, there are common washrooms on each floor. A residential sky villa rests above the office floors overlooking the scenic views of the city.

This luxury penthouse has a double-height living and a private swimming pool with state-of-art amenities. Both the residential and commercial zone have their designated entries through separate lifts. There are parking areas in the basement which include moats to bring in natural light and ventilation. The client’s brief was to create large-span column-free spaces for flexibility in design. This led to a flat-slab construction that allows larger spans without beams. The office units were provided as a bare shell to explore a multitude of possibilities that suit distinctive needs. The designers have used the maximum permissible height of 14 feet to add a sense of grandeur.

The articulation of elements camouflages the joints and services for a sleek appeal to the exterior. There are external passages across the building strip, for easy maintenance. Unlike conventional glass-clad buildings, every window is openable for ease of servicing.

The cadence balance of horizontal and vertical lines with curved edges softens the huge scale of the structure. Cascading planters along with building strips is also a unique feature.
